1. Acceptance
By accessing or using zovirra.com you accept these Terms & Conditions and our Privacy Policy. If you disagree with any clause, please do not continue browsing the platform.
2. Nature of the service
Zovirra is a technology intermediary connecting people willing to fund projects with Bolivian real estate developers. We are not a traditional financial institution; we operate under Resolution ASFI/DSR/N° 0714/2023 which authorises real estate crowdlending activities.
3. Eligibility
You can register if you are a natural person over 18 with a valid Bolivian ID, or a foreign resident with NIT and full legal capacity. Every account must pass KYC / UIF verification.
4. Investment risks
Real estate crowdlending is a risk-bearing activity. Capital can suffer partial or total losses due to construction delays, market shifts, administrative decisions or developer defaults. Projected returns are estimates and never a guarantee. Read the memorandum of each project before committing.
5. Fees
Zovirra charges a 1.5% annual administration fee on the invested capital and a 10% success fee on the gross returns generated. Every fee is disclosed before you confirm the ticket.
6. Participative loan contract
Each ticket is executed through an electronic contract signed with two-factor confirmation and backed by a notarised signature. The contract regulates terms, milestones, projected rate and dispute resolution.
7. Secondary market
We enable an internal secondary market for transfers between verified users. Liquidity is not guaranteed. Zovirra does not act as a counterparty in these operations.
8. User conduct
You agree not to use the platform for illegal activities, money laundering, terrorism financing or identity theft. Any breach will trigger immediate account suspension and the corresponding legal notices.
9. Intellectual property
The content, brand, designs and source code of the site belong to Zovirra Bolivia S.R.L. or its licensors. You may not reproduce them without written authorisation.
10. Liability cap
Except in cases of wilful misconduct or gross negligence, Zovirra is not liable for indirect damages or lost profits. Our maximum liability may never exceed the amount effectively invested by the user in the last 12 months.
11. Governing law
These terms are governed by the laws of the Plurinational State of Bolivia. Any dispute will be submitted to the Courts of the Judicial District of Santa Cruz, saving any mandatory consumer rights.
12. Modifications
We may update these terms. We will always publish the date of the latest version and, for material changes, notify you with reasonable advance notice.
